Job Description

We’re looking for a Property Accountant for our client, Durum Capital Inc., a Calgary-based asset management firm operating in both private and public markets.

Reporting directly to the Controller, Durum Capital is seeking an enthusiastic and bright individual who is eager to learn, independent, motivated, and interested in hands-on work in diverse areas of accounting, reporting, taxation, financing, within the real estate industry. The Property Accountant is responsible for overseeing the financial aspects of real estate properties, ensuring accurate and timely recording of transactions, and maintaining financial integrity. This role involves collaborating with property management and a dynamic accounting and financing team, analyzing financial data, preparing reports, and ensuring compliance with relevant accounting standards and regulations.

Property Accountant responsibilities:

Some of your duties for Durum Capital and its investment companies will include (but will not be limited to):
  • Financial Reporting:
    • Prepare and update financial statements, budgets versus actual, and other financial analyses depending on the company’s needs in a timely manner, ensuring that financials are prepared in compliance with IFRS, and up to date on reporting standards.
    • Generate monthly, quarterly, and annual reports on individual property performance.
    • Provide and present financial information to stakeholders and management.
  • Accounts Receivable and Payable:
    • Manage and reconcile accounts receivable and payable for all properties.
    • Ensure timely collection of rents and payment to vendors.
    • Support maintenance of key operational accounting functions, including review of other team member’s work: reconciliations, AP, AR, accruals, deposits, monitoring AFE’s or WO’s.
    • Completion of annual CAM reconciliations for each tenant in the portfolio along with all required communication and correspondence with the tenants.
  • Budgeting and Forecasting:
    • Prepare property budgets and forecasts working directly with the Operations team.
    • Monitor actual performance against budgets and provide variance analysis.
    • Assist in financial modeling and forecasting, including that encompassed with offering memorandums and acquisitions.
    • Work on ad hoc projects such as financial models, special projects, deals, reports, or due diligence
  • Lease Administration:
    • Review and interpret lease agreements to ensure accurate accounting treatment.
    • Maintain lease data and update records for changes in lease terms (ie: rent roll).
  • General Ledger Management:
    • Work with a team of bookkeepers to ensure accurate and complete financial records.
    • Reconcile balance sheet accounts and resolve discrepancies.
  • Tax Compliance:
    • Prepare and/or work with external tax advisors to ensure tax returns completed and compliant.
    • Completion of all GST/PST examinations.
  • Expense Management:
    • Monitor property-related expenses and approve invoice coding, ensuring aligned with the Delegation of Authority matrix and other established procedures.
  • Audit Support:
    • Coordinate with the Controller and be main liaison for the annual audit related to the property financials.
    • Provide necessary documentation and explanations during audit processes.
  • Compliance:
    • Ensure compliance with accounting standards, regulations, and company policies.
    • Research and preparation of financial accounting memorandums as needed.
    • Stay updated on changes in accounting rules and regulations affecting the real estate industry.
    • Assist the Controller in monitoring and reporting on internal controls at least annually.
    • Review filings, press releases, and presentations containing financial data.
The successful candidate: 

Is a highly ambitious self-starter with the following skills and experience:
  • Post-secondary qualifications resulting in a diploma or a degree in commerce or business with a focus on accounting.
  • CPA designations are preferred but not required.
  • Strong (3+ years) accounting experience and knowledge of IFRS/ASPE and tax compliance.
  • Experience with financial modeling and forecasting.
  • Previous experience in property accounting or real estate finance.
  • Strong Microsoft Excel skills.
  • Experience with Yardi is an asset.
  • Experience with QuickBooks or other accounting system is an asset.
  • Attention to details and accuracy, with a high ability to problem solve independently.
  • Ability to prioritize multiple tasks and deliver on strict timelines.
  • Strong organizational, analytical, verbal, and written communication skills.
  • Comfortable with public speaking and presenting internally on financial results and special projects.
  • Experience working in a team environment.
