Project/Contracts Manager - Construction
Job Description
Our client, an established construction and development company is seeking a Project/Contracts Manager to take ownership of contract strategy and execution across multiple projects.
This role is ideal for a commercially driven professional who can confidently bridge contract management with real-world construction execution. You will play a key role in protecting project outcomes by ensuring scopes are clearly defined, risks are proactively managed, and commercial processes are executed with precision.
Responsibilities
- Take ownership of aligning contract scope with project schedules, sequencing, and budgets in partnership with Project Managers and site teams
- Lead contract-related input into project planning, trade coordination, and execution strategies across all phases
- Own the preparation, negotiation, and administration of subcontracts, scopes of work, and commercial agreements
- Ensure all contract documents are complete, coordinated, and structured to minimize risk and ambiguity
- Provide clear commercial guidance on risk exposure, scope coverage, and pricing strategy
- Oversee the development and execution of bid packages and tender processes to ensure comprehensive trade coverage
Partner with estimating and procurement teams to validate pricing, confirm scope completeness, and address constructability - Act as the primary commercial liaison between project teams, subcontractors, consultants, and internal stakeholders
- Set and communicate clear expectations regarding scope, contract terms, and project priorities
- Own the integrity and accuracy of contract documentation, including change management logs and compliance records (insurance, WCB, safety)
- Ensure alignment between contractual commitments and project budgets through ongoing cost tracking and reporting
- Lead the contract closeout process, including deficiencies, turnover documentation, and warranty coordination
- Ensure all contractual obligations are fully executed and documented prior to project completion
- 3–5 years of experience in construction contract management, project coordination, or project management within commercial or multi-family environments
- Strong understanding of the construction lifecycle, including scheduling, budgeting, and trade coordination
- Proven ability to manage contracts in alignment with project execution
- Experience with contract drafting, negotiation, and change management
- Ability to read and interpret drawings, specifications, and construction documents
- Experience working across multiple provinces (Manitoba, Ontario, Eastern Canada) is an asset
- Union experience is an asset
- Proficiency in Microsoft Office; experience with construction software (e.g., ACC, Vista) is an asset
- Excellent communication and stakeholder management skills
- Salary range: $110,000 – $125,000 CAD, depending on experience
